Saint Augustine inventory is down, but buyers are still moving
The number that changes what a homeowner should think right now: the Real Estate Data Aggregator counted 1,544 homes for sale across Saint Augustine in the three months ending July 31, 2026. That is down 31.7% from the same months of 2025. Less competition on the shelf, while demand held.
Here is the part that matters for sellers. Realtor.com reported national pending sales turned negative 0.2% year over year in August 2026. Saint Augustine did the opposite. The Real Estate Data Aggregator counted 1,321 pending sales here, up 4.6% from a year before. Buyers are still moving, even as choices shrink.
New listings also pulled back. The Real Estate Data Aggregator counted 1,398 new listings across Saint Augustine, down 12% from a year before. Fewer sellers are entering. That keeps the shelf thin.

32095: more sales, fewer homes to choose from
The Real Estate Data Aggregator counted 229 homes sold in 32095, up 19.9% from a year before. At the same time, homes for sale fell 34.6% to 250. The median sale price reached $463,740, up 6.6% year over year. Homes took a median of 69 days to sell, 3 days longer than last year. Not every home moved fast, but prices held firm.
32092 (World Golf Village): the quickest ZIP in the group
The Real Estate Data Aggregator counted 543 homes sold in 32092, up 7.3% from a year before. Median days on market fell 11 days to 66. That is the shortest of any ZIP here. Nearly 1 in 4 homes, 24.1%, went under contract within two weeks of listing. That share jumped 8.3 points from last year. The median sale price came in at $483,470, up 2.9%.
32084: the most patient market of the four
The Real Estate Data Aggregator counted 269 homes sold in 32084, down 8.8% from a year before. Median days on market rose 15 days to 89. That is the longest of any ZIP here. Prices were nearly flat, up just 0.1% to a median of $358,000. Pending sales slipped 9.2%. This ZIP moved slower, and pricing carefully matters more here.
32080: more sales, but the price pulled back
The Real Estate Data Aggregator counted 219 homes sold in 32080, up 12.9% from a year before. Pending sales rose 9.5%. But the median sale price fell 11.9% to $539,500. More homes sold, yet sellers accepted less. Days on market dropped 17 days to 76, the biggest improvement in the group. Supply fell 3.1 months to 4.9 months, still the loosest of the four ZIPs.
How Saint Augustine compares with the national picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The FHFA also reported a 0.3% month-over-month gain in July, seasonally adjusted. Saint Augustine's 32095 and 32092 both beat that annual pace. Realtor.com reported national median list prices fell 1.3% year over year in August 2026. Saint Augustine's two inland ZIPs held price gains over that same stretch.
CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate shapes what buyers can afford. It has not stopped demand here, but it does mean buyers are working harder to make offers pencil out.
What this means if you own a home here
Inventory is thin. The Real Estate Data Aggregator counted 31.7% fewer homes for sale than a year ago. That gives sellers less competition. But not every ZIP moves the same way. 32084 took 89 days at the median. 32092 took 66. One street can read very differently from the ZIP code average.
For buyers, 3.2 to 4.9 months of supply across these ZIPs means choices are limited. The 24.1% of 32092 homes that went under contract within two weeks shows that well-priced homes still move quickly. Clean offers and clear timing still matter.
