Nocatee stayed tight as new listings fell

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Nocatee told a different story. The Real Estate Data Aggregator counted only 230 new listings in Nocatee for the three months ending August 31, 2026. That was down 13.2% from the same months a year before. Fewer sellers meant less competition among sellers, and buyers had a shorter list to work from.

At 2.7 months of supply, according to the Real Estate Data Aggregator, Nocatee sat well below what most economists call a balanced market. That number was down 1.7 months from a year before. When supply shrinks that fast, the homes that do hit the market tend to move.

The Real Estate Data Aggregator found that the median sale price in Nocatee rose 6.8% year over year to $699,787. That happened while the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% over the same span. Nocatee ran well ahead of the national pace.

Ninety days was the median time on market, per the Real Estate Data Aggregator. Not every home sold fast. But 21.6% of Nocatee homes went under contract within two weeks of listing. That share was up 8.5 points from a year before. When a well-priced home came up, buyers moved.

Ponte Vedra Beach ran its own race

Ponte Vedra Beach is a different market. It is the established, oceanfront side of this corridor, and its numbers moved differently. The Real Estate Data Aggregator counted 218 homes sold in the Ponte Vedra Beach area for the three months ending August 31, 2026, up 17.8% from a year before. New listings there rose 11.2%, the opposite direction from Nocatee.

The median sale price in Ponte Vedra Beach came in at $852,500, down 18.8% from a year before. More supply and a shift in the mix of homes that sold both play into that. The median days on market was 66 days, 11 days shorter than a year ago, per the Real Estate Data Aggregator. Homes sold faster even as the median price pulled back.

The rate backdrop every buyer is dealing with

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That is the cost of money every buyer here is working with right now.

Rates above 7% keep some sellers in place. They bought at lower rates and do not want to trade up into a higher payment. That helps explain why new listings in Nocatee fell 13.2%. Fewer sellers willing to move means fewer homes for buyers to choose from.

Combined, both areas still tightened

Across Nocatee and Ponte Vedra Beach together, the Real Estate Data Aggregator counted 503 homes sold for the three months ending August 31, 2026. That was up 10.8% from a year before. Homes for sale across both areas fell 29.5% to 489. Pending sales rose 4.5% to 483. Demand held up. Supply did not keep pace.
