Saint Augustine inventory is down sharply as sales keep moving
The number that changes what you should do: the Real Estate Data Aggregator counted 1,544 homes for sale across Saint Augustine in the three months ending July 31, 2026. That is down 31.7% from the same months of 2025. Fewer choices for buyers means well-priced listings face more competition.
At the same time, Realtor.com reported pending sales fell 0.2% nationally in August 2026. Saint Augustine moved the other way. The Real Estate Data Aggregator counted 1,321 pending sales here, up 4.6% from a year before. Local demand held up while national demand slipped.
New listings are part of the story too. The Real Estate Data Aggregator counted 1,398 new listings across Saint Augustine, down 12% from a year before. Sellers are not rushing to list. That keeps inventory tight.

32092, World Golf Village: the tightest inventory
The Real Estate Data Aggregator counted 562 homes for sale in 32092, the World Golf Village side. That is down 32.1% from a year before. Supply sat at 3.2 months, down 1.8 months year over year. Homes that went under contract within two weeks of listing hit 24.1%, up 8.3 points. That is the fastest early-contract pace of any ZIP here.
The median sale price in 32092 was $483,470, up 2.9% from the same period of 2025, according to the Real Estate Data Aggregator. Days on market fell 11 days to 66. Sellers here are seeing quicker, cleaner results.
32095: more sales, fewer listings
The Real Estate Data Aggregator counted 229 homes sold in 32095 in the three months ending July 31, 2026. That is up 19.9% from a year before. But only 250 homes were for sale, down 34.6%. Supply tightened to 3.3 months, down 2.8 months year over year.
The median sale price in 32095 was $463,740, up 6.6% year over year. Homes sold at 98.1% of list price on average, up 0.7 points. Nearly 1 in 10 homes sold above list price, up 5.7 points from a year ago. Prices moved up even as days on market crept 3 days longer to 69 days.
32084: more time, more supply
The Real Estate Data Aggregator counted 269 homes sold in 32084, down 8.8% from a year before. That is the only ZIP where sales fell. Median days on market rose 15 days to 89. Supply sits at 4.3 months. Prices were nearly flat, up just 0.1% to $358,000.
Buyers in 32084 have a little more room to breathe. Homes still sold at 96.7% of list price on average. Pricing carefully still matters here.
32080: prices dipped, but sales picked up
The Real Estate Data Aggregator counted 219 homes sold in 32080, up 12.9% year over year. The median sale price was $539,500, the highest of any ZIP here. But that is down 11.9% from a year before. Prices pulled back even as volume rose. Days on market fell 17 days to 76, a meaningful shift.
Inventory in 32080 dropped 30% to 353 homes. Supply fell 3.1 months to 4.9 months. That is still the loosest supply of any ZIP in this market. Pending sales rose 9.5% to 231.
The national picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Saint Augustine's 32095 outpaced that at 6.6%. The FHFA also reported a 0.3% month-over-month gain in July, seasonally adjusted.
Realtor.com reported that 20.4% of listings nationally saw a price cut in August 2026. That is worth watching. A well-priced Saint Augustine home is still moving. One that is priced too high is sitting longer, as 32084 shows.
